Project management activity related to the construction of a superior hotel and luxury residences.
Project objective:
The project involved the reconstruction of an existing listed building block located in the World Heritage site of Budapest with a total of 216 superior hotel rooms, 26 exclusive suite-style apartments, two restaurants and a music and entertainment hall on a floor area exceeding 32,000 m2. Based on the concept created by the Milan-based, internationally known Lissoni Architettura architectural design studio, the building complex realised according to the standards of Marriott International features several unique technical solutions, such as an internal atrium covered with a 1,000 m2 glass roof structure without any central support or the functional rooms in the inner patio of existing buildings, constructed with special civil engineering technology in a 18 m-deep reinforced concrete structure. The historical, protected spaces of the buildings – originally built for office function – have been integrated into the upscale interior spaces of the hotel with social function.
ECO-TEC Ltd. performed project manager tasks in the project. Our assignment involved the preparation of a cost estimation suitable for controlling the contractor’s Guaranteed Maximum Price which is necessary for receiving bank financing. This served as a basis for the Investor company for the conclusion of a bridge loan agreement with the financing institution which was necessary for launching the project. We continued to support the Investor’s project financing activity with cost planning and value engineering tasks and the preparation of supporting documents necessary for the conclusion of the final, complete loan agreement. In addition to cost planning, ECO-TEC Ltd. was also in charge of the technical coordination of the design and construction activities.
