Project objective:
The hotel was created with the reconstruction of an existing listed building block located on the World Heritage site of Budapest. The hotel will contain 230 luxury rooms in total on a floor area exceeding 32,000 m2. Based on a concept created by the Milan-based, internationally known design studio, the building complex designed according to the standards of Mariott International will feature several unique technical solutions, such as a 1000 m2 glass roof structure without any central support or the functional rooms under the atrium of the existing buildings, constructed with special civil engineering technology in a 18 m-deep reinforced concrete structure. The historical, listed interior spaces of the buildings which were originally built for office and residential function will be integrated into the specially shaped front of house interior spaces of the hotel.
ECO-TEC Ltd. performs project manager tasks in the project. Our assignment involved the preparation of a cost estimation suitable for controlling the contractor’s Guaranteed Maximum Price which is necessary for receiving bank financing. This was necessary for the investor company for the conclusion of a bridge loan agreement with the financing institution which enabled the early starting of the investment. We continue to support the Investor’s activity with cost planning and value engineering tasks and the preparation of supporting documents necessary for the conclusion of the final, complete loan agreement. In addition to cost planning, our company is also in charge of the technical coordination of the design and construction activities.
